Standard Management Service
Initial set up fee of £345.00
Monthly charges from 10% of the monthly rental figure
This service will include:
- Attending at the property to give advice on rent/tenancy terms, if required
- Marketing the property and attracting prospective tenants
- Arranging and attending viewings
- Tenant find
- Register landlord and tenant details and protect the security deposit with a government-authorised scheme (DPS)
- Provide the tenant(s) with the Prescribed Information within 30 days of start of tenancy
- Arranging gas, electrical and other safety checks where required
- Arranging a comprehensive inventory and condition report of the property, including photos
- Provide a bespoke Assured Shorthold Tenancy Agreement
- Notifying the local authority and utilities of the new tenant
- Hand keys to tenants on tenancy start date once all paperwork is completed
- Undertaking regular visits to the property and providing a written condition report
- Arranging for any repairs and maintenance, arranging access and assessing costs with contractors, retaining any warranty or guarantee as a result of any works
- Collect and remit the monthly rent
- Pursue non-payment of rent and provide advice on rent arrears actions
- At the end of the letting we will repeat this procedure with a view to finding a new tenant, with the shortest void period as possible between tenancies
- Hold keys throughout the tenancy term

Tenancy Renewal fee / Rent Review £75.00
- Contract negotiations, ending and updating terms and arranging a further tenancy and agreement
- Review rent in line with current prevailing market conditions and advise landlord and tenant accordingly
Alterations to the Tenancy Agreement £25.00
- If any additional clauses or amendments are requested by the landlord
End of tenancy Check-Out fee
- Check out 1 bed property

Yearly Gas Safety Certificate from £75.00
- Maintaining and organising annual checks in accordance with regulations
Legionnaires Risk Assessment POA
- Arrange for risk assessments to be carried out at least every 2 years
Electrical safety inspection POA (dependant on
size of property)
- To check safety of electric sockets and wiring when required
Energy Performance Certificate £95.00
- Arranging for a certified assessor to carry out the assessment
Portable Appliance Testing POA (dependant on
number of items)
- Examination of electrical appliances and equipment
Sale of the Property 1% of the sale
price
- If exchange of contracts occurs with anyone introduced by Rental Remedies, this fee is payable on completion of the sale
Sale of Premises to a Third Party £350.00
- We reserve the right to charge a release fee if the tenant introduced by ourselves remains in occupation after the property has been sold
Termination/Early Release Fee £350.00
- Charged for any early release of the contract where three months notice has not been given or the tenant introduced by ourselves remains in occupation after this time, this sum will be deducted
from the final rental payment
Section 21 Notice
£75.00
- Served in order to gain legal possession of the property, a further £60.00 per hour charged if we are required to attend a court hearing
Rent Guarantee Insurance POA
- Insurance against non payment of rent, details available on request.
Tenant eviction insurance POA
- Covers the legal costs involved in evicting a tenant from the property.
Key Cutting
from £15.00 minimum charge
- Arranging duplicate keys and forwarding to landlord
- Price is dependent on key type
Property Cleaning
£17.00 per hour
- Arrange for the property to be cleaned pre or post tenancy
Property insurance claims £60.00 minimum charge
- Submitting and processing claims on behalf of the landlord
- Further hourly charge of £35.00 per hour
Tenant Find Only Service:
Charged at 50% of the first months rental value or £495.00, whichever is greater
i.e. Rent of £800 per month would be charged at £400.00
- Attending at the property to give advice on rent/tenancy terms, if required
- Marketing the property and attracting prospective tenants
- Arranging and attending viewings
- Preparation of Assured Shorthold Tenancy Agreement
- Taking and protecting the security deposit with Deposit Protection Scheme(DPS) (if required)
- Settling terms with the prospective tenant and yourselves
- Taking and transferring initial rental monies to landlord’s bank account less agreed fees and expenses
- Handing keys and landlord details to tenants on tenancy start date once all paperwork is completed
